Chief Executive Officer
Anita Nelson became the Chief Executive Officer (CEO) of SRO Housing Corporation in August 2003. She has over thirty-years of diverse experience working in the for-profit and non-profit sectors. Her extensive experience has enabled her to lead SRO Housing to new degrees of success.
Prior to becoming the CEO of SRO Housing, she was the Director of Operations at the Saban Free Clinic, where she managed a multi-disciplinary team that provided medical, dental, and social services to three sites. Ms. Nelson also held the position of Regional Finance Manager at Coca-Cola Bottling Company of Southern California, where she was responsible for providing financial analysis and accounting support to the Southern California region.
Ms. Nelson sits on the Board of Directors for Skid Row Development Corporation, Southern California Association of Non-Profit Housing (SCANPH), University of California Los Angeles’ Paralegal Extension Program, and the Enterprise Leadership Council (ECLC) of Enterprise Community Partners. She also serves as a Senior Fellow to UCLA’s Luskin School of Public Affairs Senior Fellows Mentor Program.
Ms. Nelson received a Bachelor of Science degree in Finance and Business Economics from the University of Southern California and a Master of Business Administration, in Business Management from Pepperdine University. She is responsible for the overall management of the Corporation, including all fiscal and administrative management, housing development, supportive services, property management and compliance.
Vice President of Housing Development and Property Management
Peggy Lichthart, Vice President of Housing Development and Property Management, oversees all new development projects and the existing portfolio at SRO Housing Corporation. Prior to working at SRO Housing Corporation,
Ms. Lichthart worked for Highridge Costa Housing Partners, LLC and was responsible for its growing portfolio of approximately 27,000 affordable housing units in more than 275 communities throughout the United States. She also served as a Director of Transactions at one of the nation’s largest owners and operators of multifamily properties, Apartment Investment and Management Company. There she was responsible for transactional activity for a 12,000 unit nationwide portfolio of mostly affordable multi-family assets, including all acquisitions, dispositions, tax credit redevelopment and related financings.
Ms. Lichthart holds a Bachelor of Arts in sociology from the University of California, Los Angeles. She has more than 20 years of real estate development and operational experience.
Allison Mouzon, CPA
Director of Accounting and Finances
Allison Mouzon joined SRO Housing Corporation in July 2017 with 15 years of management level and 25 years of real estate Industry experience in all types of assets and ownership entities.
Ms. Mouzon has worked as an auditor at American Express Tax and Business Services Regional Accounting Firm and Altschuler, Melvoin and Glasser (AMG) where she planned and performed annual audits of affordable housing projects, nonprofit organizations and public companies. Her other assigned engagements included 10Q reviews, LIHTC cost certifications and carryover allocations, LIHTC and HUD compliance testing.
Ms. Mouzon joined affordable housing developer The John Stewart Company as accounting manager overseeing property management accounting for affordable housing projects. Ms. Mouzon acquired other relevant experience through employment with affordable housing syndicators Sun America Affordable Housing, Associated Financial Corporation, senior housing developer Calmark, and most recently nonprofit developer East Los Angeles Community Corporation.
Director of Planning and Housing Development
Joseph Corcoran joined SRO Housing Corporation in April 2004 as the Director of Housing Development. He brought an extensive and well-rounded background to the table. Prior to his arrival, he worked as the Director of Project Management at LA Family Housing where he developed and completed affordable housing projects for families and single individuals throughout Southern California.
Mr. Corcoran has over 40 years of experience in Architecture, Construction and Affordable Housing Development; he is a Licensed General Contractor. He is responsible for all aspects of housing development from conception to completion. He oversees new construction, rehabilitation of existing properties and applications for development funding.
Under Mr. Corcoran’s leadership, SRO Housing has developed 9 housing sites that provide approximately 1,000 units of affordable housing.
Director of Human Resources
Ms. Shrewsberry joined SRO Housing Corporation in December of 2015 as the Director of Human Resources. Ms. Shrewsberry served the “Skid Row” community for 18 years with the Union Rescue Mission of Los Angeles working in various capacities including women’s and children’s programs, as well as serving on the senior leadership team as the Director of Human Resources. She was also the Director of Operations and Human Resources for Big Brothers Big Sisters of Greater Los Angeles, an organization committed to changing the lives of at-risk youth for the better forever by matching them with mentors.
Her professional and personal life has been devoted to loving and serving those marginalized in the Los Angeles community with her resources, time and talents.
Wanda received a Bachelor of Science degree in Business Management with an emphasis in Human Resources at California State University Los Angeles.
Steven Van Zile
Director of Property Management and Facilities
Steven Van Zile rejoined SRO Housing Corporation in 2014 after first working with the organization from 2004 – 2008. He has been in the Property Management industry since 1989. His career spans from Leasing Agent to Director.
Mr. Van Zile led a successful urban lease-up, supervised up to 2,000 affordable units, created a new Property Management department for a national company, and was the first-ever Vice President of Property Management for an affordable developer much like SRO Housing. Steven’s extensive experience includes working in non-profit and for-profit organizations with the appropriate balance to lead the Property Management Division.
Mr. Van Zile has supervised portfolios of up to 4,000 units since 1999 and has led Property Management departments since 2004, managing just about every type of affordable and market rate building there is. Along the way, he has worked with a wide range of demographics.
He is a Certified Property Manager, through the Institute of Real Estate Management and received Bachelor of Science degree from Madison University in Marketing. Along with the benefit of having a Developer as a father, gives Steven a lifetime of experiences that he brings to SRO Housing Corporation.
Director of Social Services
Richard Caines joined SRO in April 2017 as the Director of Programs and Supportive Services. Mr. Caines brings over 25 years of non-profit social services experience to the position. He has extensive experience working with disadvantaged populations, including programs specifically designed for homeless veterans. He is a former Marine Corps NCO.
Prior to joining SRO Housing, Mr. Caines served as the Vice-President of Programs for New Directions for Veterans, where he had overall strategic and operational responsibility for services provided to homeless veterans in residence. He has also worked at the Weingart Center Association as the Assistant Vice President of Programs and Services.
Mr. Caines has extensive experience working with homeless individuals, including programs specifically designed for homeless veterans. He has held various social service positions with St Joseph’s Center, Portals, Beyond Shelter and the Housing Authority of the City of Los Angeles.
Mr. Caines holds a Bachelor of Arts degree in Child Development from California State University, Los Angeles.
